- "Property" refers to residential real estate available for rent through our service
2. Acceptance of Terms
By engaging with our services, submitting inquiries, or entering into rental agreements facilitated by Palloven, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions.
If you do not agree with any part of these terms, you should not use our services. Your continued use of our services constitutes acceptance of these terms and any subsequent modifications.
You must be at least 18 years of age and have the legal capacity to enter into binding agreements to use our services.
3. Service Description
Palloven provides property rental facilitation services including:
- Property selection and matching based on client requirements
- Coordination of property viewings and site visits
- Lease negotiation support between tenants and property owners
- Documentation assistance and guidance
- Move-in coordination services
- Ongoing support as specified in service tier agreements
We act as an intermediary between tenants and property owners. We do not own the properties listed through our service and are not direct parties to lease agreements between tenants and property owners.
Service availability may vary based on property inventory and market conditions in Penang.
4. User Responsibilities
Accurate Information
You agree to provide accurate, current, and complete information when using our services. This includes personal details, financial information, employment status, and property requirements. You must update this information promptly if it changes.
Lawful Use
You agree to use our services only for lawful purposes and in accordance with these Terms. You must not:
- Provide false or misleading information
- Use our services to commit fraud or other illegal activities
- Interfere with or disrupt our services or servers
- Attempt to gain unauthorized access to our systems
- Use our services in ways that could damage our reputation
Financial Obligations
You are responsible for all fees associated with our services and any rental agreements you enter into. Payment terms will be clearly outlined before you commit to any services.
5. Service Fees and Payment

Payment Terms
Payment is typically due upon successful lease agreement signing unless otherwise agreed. We accept payment via bank transfer in Malaysian Ringgit (RM). Late payments may be subject to additional charges.
Refund Policy
Service fees are generally non-refundable once services have been rendered. If you withdraw from our service before lease agreement signing, refund eligibility will be assessed on a case-by-case basis depending on services already provided.
6. Property Information and Representations
Information Accuracy
We make reasonable efforts to ensure property information is accurate and current. However, property details are provided by property owners and may change without notice. We recommend verifying all critical information during property viewings.
Property Availability
Property availability can change rapidly. We cannot guarantee that any specific property will remain available during your search process. Properties are subject to prior lease agreements and owner decisions.
No Warranties
We do not provide warranties regarding property condition, suitability for specific purposes, or future property values. Property condition assessments are provided as guidance only and do not constitute professional property inspections.
7. Lease Agreements
Lease agreements are entered into directly between tenants and property owners. While we facilitate the lease process and provide guidance, we are not a party to these agreements.
You are responsible for:
- Reviewing all lease terms carefully before signing
- Understanding your rights and obligations under the lease
- Seeking independent legal advice if needed
- Fulfilling all lease obligations including rent payments
- Maintaining the property in good condition
- Communicating directly with property owners regarding lease matters
We provide lease negotiation support and documentation guidance but do not provide legal advice. We recommend consulting with a qualified attorney for legal matters.
8. Limitation of Liability
To the maximum extent permitted by Malaysian law:
- We are not liable for property condition issues, maintenance problems, or disputes between tenants and property owners
- We are not responsible for property owner actions or failures to fulfill lease obligations
- Our liability for any claims related to our services is limited to the amount of fees you paid to us
- We are not liable for indirect, consequential, or incidental damages
- We do not guarantee specific outcomes from using our services
This limitation applies regardless of the legal theory on which claims are based, except where prohibited by applicable law.
9. Indemnification
You agree to indemnify and hold harmless Palloven, its directors, employees, and agents from any claims, damages, losses, liabilities, and expenses (including legal fees) arising from:
- Your violation of these Terms and Conditions
- Your violation of any rights of another party
- Your use or misuse of our services
- False or misleading information you provide
- Your failure to fulfill lease obligations
10. Intellectual Property
All content on our website and in our materials, including text, graphics, logos, images, and software, is the property of Palloven or its content suppliers and is protected by Malaysian and international copyright laws.
You may not:
- Reproduce, distribute, or create derivative works from our content without permission
- Use our branding or trademarks without authorization
- Remove copyright or proprietary notices from our materials
You may view and download our content for personal, non-commercial use only.
11. Privacy and Data Protection

12. Termination
